With the the property market in the doldrums and a big surplus of houses nationally, isn’t this an ideal time for NIMBY groups to band together to fight unneccessary new housing developments and even to get the government to impose a temporary ban on building new houses?

4 May, 2009 at 2:24 pm #396133Even during this tough economic climate the government has given the go-ahead for 10000 new homes to be built on the greenbelt land between Luton and Hitchin, annoyingly so it has paid no heed to the plight of the people in the 2 villages that will be consumed by such a development, not to mention the expansion proposal for the airport…
It is so mind-numbingly stupid to built on greenbelt land, its outstanding beauty will never be returned and what makes it worse is there are so many brown field sites in this area – particularly the area where Vauxhall stood – its apparently cleared to make way for some housing… and a CASINO of all things… something Luton has 3 or more of already..
Grrr this whole issue gets me so mad… instead of living on the herts/beds border with 100 yds to the greenbelt i will live in suburbia! Whats that going to do to the value of my house???? Grrr

Britain’s biggest housebuilder, Taylor-Wimpey, has just started building 70 new homes in my town. But it’s probably a ‘what the heck’ situation as they are on the verge of going bust!
6 May, 2009 at 4:38 pm #396137During the boom years I went to some fantastic corporate do’s with Taylor Woodrow, it would be a shame to see them go under as I know people who work for them.
I think they are currently on a money raising mission from their shareholders to help them recover.
Shares in the merged company dropped by about 4 and a half quid!

You’re possibly correct Bas – many many property development companies (both large & small) have collapsed in the last several months.
Irrespective of a company’s size, the mathematics of the industry remain the same. Basically, in order to successfully develop a site you have to be able to ascertain whether or not you can sell the houses at the end of the work; for what price you can sell them; and crucially – how long it will take to complete the sale and get paid.
Until you can answer these questions with reasonable accuracy, plunging ahead and building new houses in today’s market conditions is utter folly – unless of course you have loads of spare cash that you are quite happy to piss down a drain.
Small companies can often ‘freeze’ themselves, minimise overheads and costs, and ride out the storm. Unfortunately for them, the larger companies simply don’t have this option. They have huge overheads in terms of staff and premises etc and going into some sort of commercial hibernation is simply not an option for them.
They are forced to stagger on, bleeding their cash resources dry whilst they pray for a market upturn, until the grim reaper gets them.
